In early 2011, Wilson Kehoe Miller was hired to complete the waterproofing, EIFS repair and painting of the two Florida League of Cities buildings in Orlando Florida. WKM worked hand-in-hand with Water Management Consultants and Testing (a design firm) to perform the work needed at the site. The project consisted of a 4 story office complex and a smaller two story building.
Originally the main problem the owners were having was that the smaller building had a stucco veneer installed a few years previously. At the time of installation the contractor that did the veneer used very short stub nails to attach the stucco veneer to the building. Due to this the whole stucco veneer was loose and delaminated from the wall. You could literally put your hand behind it on the ground level and shake the stucco wall all the way up to the top of the building, 25 feet above your head. The solution was to remove the veneer and install a Total Wall EIFS System encapsulating the whole building. Not only did this update the building and its look, it also gave the building a water barrier, something that it had never had before. The tenants in the building had constantly dealt with water intrusion issues until the system was installed. Additionally the owners decided to replace their windows and also added metal framed walls and EIFS elements to liven up the look of the building.
At the larger building, the issue was purely water intrusion. Areas of the offices were not being used any longer because the leaks were so bad they would flood people out. The solution there was to perform a large scale waterproofing project which included wet glazing of windows, installation of pans at the window sills, replacement of caulking at the expansion joints, large scale EIFS replacement and repair and the application of a high end waterproofing coating system. The building has never looked better and now when it rains, the people in the building worry about getting wet going to their cars, not getting wet sitting at their desks.
